Current NDNA Planning and Zoning Issues

As Planning and Zoning issues or items of interest that affect Homeowner Association within the North Dallas Neighborhood Alliance, they will be identified here.


District 11-Zoning Case #Z090-153 is a request for a special use permit for a private school at 12123 Hillcrest Road. Click Here for the pdf from the city.

District 12-There is a request for a zoning change at 17194 Preston Road.  The purpose of this request is to increase the height of the existing monopole cell tower from 70 feet to 100 feet and to add another cell tower of 100 feet.  An SUP is required when a cell tower exceed the 70 feet maximum height that is permitted in an MC-1 District.  The location is east of Preston Road and southwest of McCallum Boulevard.

BDA#  090-168 - There has been an application made to the Board of Adjustment for a special exception to the 4 foot front yard fence height at 5516 N. Forty Place. The applicant is requesting an additional 5 feet of  height along the Frankford Road frontage at partial east and west property locations.

The City of Dallas has announced the availability of a new website -

http://gis.dallascityhall.com/zoningweb

providing up-to-date access to the zoning for the entire City.  The citizens of Dallas and everyone involved with the land development process now has improved service, better access, and more accurate and timely information, all at their fingertips.  Until now, zoning information was available online only for Base Zoning and Specific Use Permits, and was updated only quarterly.  The new website provides access to all aspects of zoning for every part of the City.  The new website will typically be updated within two weeks of zoning ordinances being passed by the City Council.  The website is fully functional with all major browsers except for Opera.  The website also provides a much larger, more legible map, improving the experience for users.
